At GiL Rooms Ltd, we believe property management should be personal.

Founded in 2025 by Luke and Gosia Mierzwinski, GiL Rooms was born out of a simple idea: landlords deserve a trusted partner who knows their property inside and out — not just another number passed around departments in a large estate agency.

Our property journey began back in 2011, when we purchased our first home. Over the years, we’ve grown our own portfolio — from single lets to HMOs, student housing, professional sharers, and even Airbnb properties. Along the way, we’ve gained hands-on experience in every aspect of property management:

Full refurbishments, from back-to-brick projects to loft conversions and extensions

Day-to-day tenant management

Maintaining high-quality homes with the help of our trusted power team of contractors and specialists

With more than a decade of experience in property management in Exeter, we have walked the landlord journey ourselves. We’ve purchased, refurbished, and managed a wide range of properties — from single lets and HMOs to Airbnb and short-term rentals. That hands-on knowledge means we don’t just talk about property management; we live and breathe it every day.

This experience taught us what works, what doesn’t, and most importantly — how to keep both landlords and tenants happy.

Why GiL Rooms?

Landlords told us time and again that what they value most is personal service. They wanted to know that the person managing their property actually understands it — and cares about their tenants. That’s exactly what we offer at GiL Rooms.

We specialise in HMO property management in Exeter, providing landlords with complete peace of mind and tenants with a safe, well-managed home.
